True story. A few years back we had a case here in Austin at a home just north of 51st street. The homeowner called reporting a cracked slab foundation that had formed the living room floor of his rental property. When we got there the crack was noticeable through the carpet if you knew where to look, but not too bad yet.
Well, because this was a rental property, the owner was reluctant to go ahead with the fix. He figured it wasn’t that noticeable, so why bother. Well about three months later called us back in a panic. Good old ATX had been having a run of our famous torrential downpours and his tenants were frantically calling him to complain about water coming up through the crack and soaking the carpet.
When we got back out to evaluate the situation, that “barely noticeable” crack had turned into a 2 inch wide gap in the floor with the carpet stretched and deteriorating across it. Needless to say the property owner and his tenant were about as happy as a couple of long tail cats in a room full of rocking chairs.
