Between our famous Austin climate swinging from insanely hot to crazy wet to freezing - sometimes in a matter of hours - and our unique variety of soils, Austin is a perfect storm for foundation problems ranging from garden variety issues like cracks and tilted floors, to the truly strange. Trust us when we say that our beloved local slogan “Keep Austin Weird” extends all the way down to our foundations.
Which is why it's best to go work with locals who are experienced with our unique conditions.
Whether you’ve got slab on grade, or pier and beam or even a frankenstein combination in the form of oddball additions, the health of your building’s foundation is critical to determining the longevity and resistance to deterioration of your floors, walls, even your roof.
The value of your property can deteriorate quickly when a foundation contains cracks or gets in such a state of disrepair that it causes your parts of your building to shift. And once these things get started, they inevitably worsen over time, and often quicker than you think it will.
That’s not just some bullsugar to scare you into fixing your foundation.
True story. A few years back we had a case here in Austin at a home just north of 51st street. The homeowner called reporting a cracked slab foundation that had formed the living room floor of his rental property. When we got there the crack was noticeable through the carpet if you knew where to look, but not too bad yet.
Well, because this was a rental property, the owner was reluctant to go ahead with the repair. He figured it wasn’t that noticeable, so why bother. Well about three months later called us back in a panic. Austin had been having a run of our famous torrential downpours and his tenants were frantically calling him to complain about water coming up through the crack and soaking the carpet.
When we got back out to evaluate the situation, that “barely noticeable” crack had turned into a 2 inch wide gap in the floor with the carpet stretched and deteriorating across it. Needless to say the property owner and his tenant were about as happy as a couple of long tail cats in a room full of rocking chairs.
Foundation Problems Do Not Only Occur In Old Houses
According to Consumer Reports, foundation issues can be found in approximately 15 percent of all new homes.
You might think this is from shoddy construction, and while occasionally that might be the case, more often than not it simply happens because the ground can shift beneath new homes just as easily as old ones. The "good thing" about discovering foundation issues in a newer house is you have the opportunity to catch it before it gets really bad.
This means it’s vitally important to have your foundation inspected even if your house or building is relatively new. At True Foundation Repair Austin we highly recommend yearly inspections. It's an economical way to catch issues as before they get out of control and actively protect the value of your home investment.
At the very least you should keep an eye out for any warning signs, and call us to have a look as soon as you notice any potential symptoms (more on this bellow).
Types of Foundations
There are three common basic types of foundations in most home and business structures. These are a pier and beam, a poured slab on grade and basement foundations. Pier & beam and slab are the most common in Austin and Central Texas. We don’t see many basements, though there are a few out there. For more detailed descriptions of these foundation types and others click on the names above or use the Services link in the navigation bar for specific foundation types.
When something goes wrong with a foundation it can rapidly deteriorate and cause the building to list. This makes it important to call us immediately if you want to avoid serious consequences that can develop when simple problems are neglected.
Symptoms Of A Damaged Foundation
When foundation issues aren’t caught and remediated quickly they can turn into a costly and time consuming project. The sooner you catch and repair problems the better chance you’ll have of keeping costs down and not having what started as a simple issue causing big headaches down the line.
Indications of foundation problems can include:
An Ounce Of Prevention Saves A Ton Of Concrete & Jacks.
Here in Austin our soils swell, shrink and wash out from our intense heat, precipitation, and bouts of winter ice. This will stress a concrete slab causing settling and cracks, and disrupt pier and beam structures causing them to develop a whole host of issues. When this type of damage occurs the house can become off level and eventually require major foundation work. But, if you keep an eye on your structure you can nip these things in the bud before they get sideways on you.
Here are some precautions to take and things to look out for:
